What is the Property Owners Special?
1. It is a FLAT FEE Advertisement in The Multiple Listing Service (MLS) and other prestigious online web sites like: Realtor.com , RealEstate.com and Homestore.com through the MLS affiliation sites offered by a Real Estate World.Com Las Vegas1. TheFLAT FEE Advertisement only costs $350.00 and is specially designed for Property Owners like you who wish to handle the sale or rental of their properties themselves and provides a Limited Service Agency Relationship with a Fee for Service.

2. This FLAT FEE Advertisement offers worldwide exposure for pennies on the Dollar and your property can be advertised until it sells or leases with up to 3 updates at NO Charge. A fee of $100.00 applies per update thereafter.

3. You will NOT have to pay us or anyone a listing commission of 3% of the gross sale if sold, since we only advertise your property.

4. You WILL have to pay a buyer or rental commission to the Agent who brings you a Buyer or a Tenant and set your own price and incentives that we will advertise for you for a faster sale or lease.

5. The $350.00 FLAT FEE is a one time fee per property and per category For SALE or For RENT.

6. Will I do my Own Showings and Close the Transaction Myself?
Yes! You will be able to qualify your own buyers or tenants and do the showings of your property within your own time schedule.
You will still have the option to get full representation from us or another Agency if you choose, this option is always open for you, simply call us at your earliest convenience. A few Brokers might call you directly to secure the listing of your property, all you have to do is ask them if they
have a Client or not and that you are choosing to only sell by Owner with a co-op % amount if they have a Client for you.

7. Why Should I Advertise my Property in the MLS and other Realtors sites?
It is very likely that your buyer or tenant will be contacted by a real estate agent who has access to the "MLS". By listing your home "For Sale or Rent By Owner" on the MLS, your home will be exposed to the thousands of buyers working with local or out of State real estate agents. This can be the edge you'll need to sell your home quickly and profitably. A recent survey by the National Association of REALTORS showed that over 70% of home shoppers now use the Internet, in addition, the only way to get your home listed on Realtor.com is through a Real Estate agent or broker who is a member of your local Realtor Multiple Listing Service. Realtor.com and many other real estate websites collect the data from the local MLS to display to their users.

A. Will my advertisement look the same as a full listing with an agent?
Yes!

B. How will I know if my property is listed with all of the correct information?
You will receive a copy of your MLS advertisement and you can make any changes you like from there subject to the rules and regulations of the local MLS and Board of Realtors.

C. What if I sell or rent my property on my own?
If you find your own buyer or tenant, you will not be obligated to pay a commission on the sale or rental to an agent.

D. If you bring me a buyer or tenant and sell or lease my home, will I owe you a commission?
Yes. If any of our affiliated Realtors present a qualified buyer to you or tenant (as applicable) and that buyer purchases your property, whoever brings you the buyer or tenant will be entitled to a commission set by you if the offer has been accepted by you in writing.

E. What telephone number will be on my MLS?
Your phone number or sometimes the MLS broker of record information with all calls are redirected to you.

F. Is there any situation where I would have to pay a commission if my home sale or rental does not successfully close?
You only pay a commission upon the successful closing of the sale or rental of your property. If the buyer or tenant is unable to complete the transaction, you do not owe the buyer's agent a commission assuming that you don't break the purchase agreement that you agreed upon in writing,

G. How do the photos get attached to my advertisement?
Take the best possible pictures of your property and email them to us in a JPEG file including interior shots of the best features that you have to offer so that we can upload them as soon as possible. An MLS-employed photographer can also take an outside photo FREE of charge (if the location is within his/her boundaries.) The MLS-employed photographer may take a quick photo from the street that might NOT reflect the best highlights your property has to offer and he or she will automatically upload it to your advertisement within a week from posting.

H. Termination: There is no termination fee or time frame except that a posting must have an ending date of 12 months maximum. This advertisement can be renewed FREE of charge thereafter by Seller(s) or Lessor(s) with up to 3 updates total without incurring any charges. In the event that the Seller/Lessor decides to withdraw their property from the market by giving a written notice to a Real Estate World.Com Las Vegas1 and subject to no contract pending on the Property involving a Buyer procured by an agent and you have accepted the offer in writing.

I. Refund: There is NO REFUND after the advertising has been posted to compensate Broker for services provided. A refund can be provided if a Real Estate World.Com Las Vegas1 does Not accept this agreement or this service is cancelled in writing by you before the posting is submitted to the Multiple Listing Service (MLS) within 24 Hours from payment made to us.

J. Representation: Brokerage Firm, Broker and or its Agents are NOT providing any representation or support for questions and answers to seller or landlord (you) and are merely advertising your property. Seller or landlord (you) understand that you are selling or renting your property by yourself and are responsible for any applicable State or Federal disclosures. This a Limited Service Agency Relationship with a Fee for Service.
